MAINTENANCE AND COMPLIANCE SERVICES

Maintaining your asset and home is an important job which impacts upon your own and others property. Upon request, Hartley’s Body Corporate Management can:

 

  • Track and action compliance matters (such as asbestos reporting, fire safety, pool inspections, sinking fund forecasts)
  • Obtain quote requests and issue work orders
  • Ensure contractors attend to maintenance in a timely manner
  • Coordinate with your building manager

WHAT DO I DO?
    1. 1. Establish the PRIORITY:
      • EMERGENCY: Emergency situations involving life threatening events should be dealt with through normal emergency service providers such as 000 for Fire, Police, Ambulance and an emergency response or Energex on 13 19 62 for power and gas related events.
      • PRIORTY 1: Body Corporate requires immediate assistance for an URGENT but non emergency maintenance item or repair e.g. Broken water pipe, Blocked sewer or non life threatening electrical event.
      • PRIORTY 2: Body Corporate requires assistance for a NON URGENT maintenance item e.g. dripping Tap or Blown light Globe.

       

    2. 2. Make your REQUEST:
      • PRIORTY 1: For all Priority 1 requests during office hours call (07) 3379 7455. For AFTER HOURS plumbing emergencies contact Draincare on 0417 631 021, emergency glass repair contact Express Glass on 1300 666 234, and general building emergencies contact Advanced Buildings on 1300 666 234.
      • PRIORTY 2: Simply complete the on-line form and click submit we will respond to your request within 2 working days.
HOW MUCH DOES IT COST?

Our fee for the issuing of a work order or quote request is $48.40 including GST per request. This fee is charged as a disbursement to the Body Corporate under our agreement.

 

A lot owner will also be charged any costs incurred for a maintenance item or repair that is not the responsibility of the Body Corporate or does not have the approval of the Body Corporate. (See who is responsible for maintenance under this section.)
