Are you planning your next building refresh? This month Higgins share some of their recent projects in the Strata Industry to inspire your next look.

Each strata painting and maintenance project comes with its own unique highlights and challenges, however there are some that stand out from the rest. We’ve looked through our strata projects nationwide to bring you three stand-out painting projects from the 2019-20 financial year. We hope you enjoy reading about them!

Casuarina Villas

Casuarina Villas includes 59 apartments spread across four buildings in the south-east Melbourne suburb of Patterson Lakes. The original paintwork of the complex was in poor condition, with significant fading, discolouration and cracking, as well as water damage and concrete cancer. Higgins was able to fix the damage and consulted with Dulux to design and apply a new tailored coating system that would withstand the rigours of the facility’s environment to prevent further issues from occurring.

What was already a large-scale project with many considerations was further complicated by the new social distancing and COVID-19 safety requirements that had to be implemented throughout the site. Higgins’ Dandenong team was able to manage this additional health and safety concern through practices such as:

  • Limiting the number of workers per location on-site
  • Increasing the signs and barricades around the site
  • Providing hand sanitiser and other hygiene measures for employees
  • Making flu shots mandatory for all staff
  • Issuing a nationwide directive to stay home and get tested if workers have any symptoms

The project was completed in four months, and the team was complimented on their social distancing and overall quality of the work, despite the additional challenges facing the operations team.

What the client said about the work:

“From the moment we contacted Higgins, the experience was highly professional. From the quoting, through to the completion of the project, communication was excellent, and the way the Higgins’ representatives interacted with our residents was impeccable. They transformed our dated exterior and interiors from an eyesore to a bright new looking façade. It has lifted the value of our asset and made it stand out in the area. Even with social distancing and poor weather conditions, Higgins completed the painting works on time. I strongly recommend Higgins Coatings for strata painting maintenance projects. We look forward to their support with our painting maintenance program over the next 7 years.” – Chairperson of the Owners’ Corporation

Hemisphere Apartments

This 48-apartment residential strata building with views of Perth’s Swan River needed a full external repaint with a new colour scheme. As a high-rise building in the city’s CBD, the Hemisphere Apartments had significant access and safety requirements that needed to be met. Additionally, water leakage issues on the rooftop had caused ingress within the penthouse apartments and this needed to be treated before the repaint could commence.

The Higgins Perth operations team suggested two separate stages to the project. Phase one included fixing the source of the water leak on the roof and replacing the damaged substrate, followed by applying a coating specification that would prevent further damage. Phase two involved the repainting of all external facades, using a swing-stage and rope access methodology to complete the work safely. You can see more details about this specific project by viewing our case study page.

What the client said about the work:

“I highly recommend the Higgins Coatings team. The painting team were extremely professional, considerate of the residents’ privacy and paid close attention to ensure the restorative scope of works was carried out efficiently and effectively. I would like to especially thank the foreman for his professionalism and comprehensive site management of his team. I was extremely impressed with the commitment to safety, compliance and the wellbeing of the team whilst delivering the works.” – Building Manager

Regent on the River

Regent on the River, a residential apartment complex situated along the banks of the Brisbane River, needed a vibrant and modern repaint of all its exterior surfaces. The project required significant operational hours, and health and safety was particularly challenging due to the reliance on abseil painting.

The Higgins Brisbane team provided four abseil painters to work on the site for four months. Extensive hoarding zones were created to ensure the safety of the public and tradespeople throughout the project. This also enabled drop sheets to be used to catch any run-off and protect motor traffic from danger.

The project manager and on-site foreman also worked hard to ensure that all tenants were apprised of upcoming work by providing an exceptional amount of detail to the body corporate. At the end of the project, the client highly commended the operations team on the high quality of the end product.

What the client said about the work:

“Higgins listened carefully to Regent on the River committee representatives, taking into account specific considerations and providing valuable assistance free of charge to develop the scope of works, painting specification and recommend an industry-approved colour consultant. Throughout the painting program, nothing was ever too much trouble. The quality of workmanship provided by the friendly, trade-qualified staff was excellent and our building’s new look has not only impressed residents but also added significant value to the property. We would highly recommend Higgins for their excellent workmanship and competitive pricing.” – Body Corporate Secretary
