If you own an apartment, townhouse, villa or unit, chances are strata insurance isn’t something you think about every day. But it’s quietly one of the most important protections you have – for everything from the building itself to shared spaces like gardens, lobbies, lifts, pools, and gyms.

At Strata Community Insurance, we are driven by our commitment to building better, brighter strata communities. That commitment has led to a comprehensive review of our policy wordings, so our overall cover is even better.

What was previously two separate products, one for residential strata and one for commercial strata, is now a single, combined document with clearer language, consistent definitions, and new or enhanced benefits.

Here’s a summary of what’s changed.

Building definition now explicitly includes EV chargers and solar panels

More and more buildings are installing electric vehicle charging stations and solar panels – and our updated Building definition now explicitly includes them. Communities investing in sustainable infrastructure now have clearer guidance on what’s covered.

Cyber cover is now included

Our new policy includes up to $25,000 in cyber response cover for events affecting the strata community’s own systems, and up to $100,000 when data held by your strata manager’s systems is impacted. In a world where cyber incidents are increasingly common, this is a meaningful new protection.

Increased limits on everyday benefits

We’ve increased limits across a range of everyday benefits that really count when something goes wrong – things like emergency accommodation if you can’t stay in your apartment, replacement of keys and locks if they are lost or stolen, and storage and removal costs. We’ve also increased cover for voluntary workers, who give so much to their communities.

Clearer language throughout

We’ve provided clearer definitions throughout, so there’s less ambiguity about what’s covered. For example, we’ve updated the definition of Rent to include short-term rental accommodation, reworded the definition of Event, and defined what is meant by Illegal or Non-Compliant Installations.

Want the full picture?

We’ve put together a Key Changes Summary that walks through the updates in plain English. Whether you’re a lot owner, a committee member, or a strata manager, it’s written to be easy to read and helpful.
